1968 Oil Painting, C.F. Roach

This is apparently not a famous artist, but I'm trying to price this piece (thrift pricing).
He/she must be some type of local artist. It's a framed, signed, real oil painting 32"x24". Artist: C.F. Roach. My guess is that it isn't going to sell for more than $20. Any thoughts?

 

If you can find out if it's a specific mill it might attract some buyers.

 

It's an overshot mill if that helps, possibly even this one, Mabry Mill.

Here is a postcard of Mabry from 1975 so you can compare, it looks right to me.

LOL google is amazing. I did archaeology on a mill site for several years so already know a little about mills and just googled overshot mill images and voila.... photo number three.

Oh, wow. Thank you! That is most likely it. I believe the artist is from that area.
