Good luck with your auction. I used to live near that address in Piedmont, which is a small, very wealthy enclave within Oakland. It's one of the best neighborhoods in the Bay Area. That house is 3417 sq ft and Zillow estimates the value at 3 million. That's why I'm in Texas now.

I read a story recently about a relocator to Texas moved back to CA. The top reason he listed as below:

1) poor local service including public school
2) environmental like temperature/humidity
3) estate tax rate
4) limited outdoor activity
5) pine tree pollen-- allergy to the new comers (I had similar experience when I moved to GA the first year. I thought I got pneumonia....)

 

Yeah, I read that article too. He moved to a suburb of Austin very near where I live. I thought most of his complaints were bogus but the cedar fever allergy issues are no joke but they only affect me about 10 days a year. The only things I miss about California are the beaches and lack of mosquitos. Apart from that, give me Texas any day.

We had friends in Dhalgren, stayed with them one year. The literal piles of yellow pollen on their porch were not friendly. That whole area is way too humid for my liking.

 

Worth quite a a few £s in England. Its a fine vintage piece and a very good find.
